The warehouse facility is designed as a cross-dock operation with the potential for up to four tenancies. It features half-height precast exterior walls with insulated metal panels above. Exit doors are spaced 60 meters (196’-10”) apart around the perimeter, and loading dock doors are approximately 14 feet on center, providing at least 207 loading dock positions and four drive-in doors. A 51,200 square-foot footprint is allocated for potential office space in the four building corners.

The project is targeting LEED Gold certification and meets the Zero Carbon Building (ZCB) Design Standard, a framework for designing low-carbon, energy-efficient buildings that can potentially achieve zero carbon emissions when operational.

MGT Steel Ltd. supplied and installed approximately 2,740 tons of structural steel, 1,800 tons of open-web steel joists (OWSJ), and 1,258,065 square feet of metal decking. The project covers a gross floor area of 1,255,915 square feet, including warehouse and office spaces.
